The City has just launched the Westbrook Station Area Masterplan process.
Over two phases of engagement and background research we will be preparing a masterplan that guides the preparation, sale, and development of the City-owned lands surrounding the station. The masterplan will ensure the lands are developed according to the overall vision for the site, fostering a complete transit-oriented community at the heart of Westbrook. Your input today will help shape the masterplan.

8 Key Elements
As the masterplan, land use application, and outline plan are prepared they will include all the following pieces of building a great community.
Site Masterplan
The overall masterplan vision for the site, conveying how the whole plan comes together to deliver a new premier transit-oriented neighbourhood.
Mobility
The overall mobility concept for how pedestrians, cyclists, transit-users, and cars will all access and move around the site.
Land Use
The land use strategy that is required to deliver the site master plan, including where different uses like commercial and residential should and shouldn't go, as well as building heights and densities.
Servicing
The servicing upgrades required to support the new neighbourhood and how the overall development responds to the servicing capacity of the surrounding network.
Public Realm
How development will contribute to an exciting and active public realm, creating vibrant streetscapes between buildings where neighbours can meet, socialize, and enjoy the neighbourhood.
Parks & Open Space
How the future new park will be designed, as well as how other Municipal Reserve dedications and open spaces across the site will contribute vital amenity space to this new neighbourhood.
Built Form
The rules guiding how buildings should be shaped and interact with the site so that they minimize shadowing, wind tunnel effects, and foster an active, vibrant street-front experience. This includes making sure that towers step back from podiums and that ground-floor units all have front doors facing the streets and internal courtyards.
Phasing
The phasing and anticipated timelines for delivery, discussing the dependencies that will guide which parcels in the masterplan are sold and develop first.
